CONSTRUCTION, REPAIRS & ROOFING

The scale and scope of our engagements, provide SeaCastle PR the very unique opportunity to operate as a free standing Construction entity, while at the same time, operating as an extension of our Property Management Division, addressing a full spectrum of both general and specialized construction based challenges on a daily basis. This structure affords us a dynamic flexibility to understand with complete clarity the posture of both owner and client, and utilize our superb history of performance as a guide to serving our clients with a comprehensive skill set few others can boast.

Our in-house capabilities are endless, with specialties in Electrical Installation/Service, Plumbing Installation/Service, AC Installation and Service, Power Redundancy Mgmt, General Carpentry including all interior gypsum framing and installation, to exterior fascia fabrication and installation/repair for office, retail, industrial applications, Painting, Structural and Operational Concrete Repair & Installation, Concrete floor repairs, Landscaping/Hardscaping, Planning & Design including Turn Key Design Development Services, Site work and preparation, Life Safety Systems including Sprinkler.

Our unique structure has contributed to the construction of over 1,200,000 sqft of offices, 500,000 square feet of retail interior and exterior, Painted in excess of 5,000,000 square feet both interior and exterior surfaces, Installed over 5,000,000 square feet of TPO Roofs, Gut rehabilitated over 500 luxury condominiums, and so on.

GENERAL CARPENTRY

Our daily regimen, providing construction support for clients such as CPG and Pep Boys, ranges from the simple repair of a gypsum wall, the installation or repair of an acoustic ceiling grid, the installation of marble flooring, the installation of electric submeters and control panels, installation/repair of bathrooms, and on and on. No two days are the same and the most obscure challenges abound each day. But our constant daily immersion in every possible circumstance, from the mundane to the highly technical, affords us the ability to handle every situation with confidence and demonstrated expertise.

The most prolific example of the implementation of our unique platform was our post Hurricane Maria efforts on behalf of Pep Boys and CPG in Puerto Rico. We were tasked with the immediate emergency disaster mitigation protocol for all 27 Pep Boys and over 2.2 million square feet of commercial space for CPG in Puerto Rico. This entailed actioning literally within hours of the passing of Maria through the island, enduring the most extreme circumstances and traversing impassable and devastated roadways and countrysides in order to provide physical stabilization of each property by securing blown out roofs, removal and disposal of contaminated materials, immediate reconstruction of external structural walls and fascial elements, and crucial interior gypsum wall erection, securing of all inventories, installation of security personnel immediately, verification and stabilization of power redundancy systems including all generators and transfer switches, and installation or verification of emergency water redundancy systems. SCPR’s ability to handle literally any challenge, regardless of scale and scope, regardless of hour, regardless of obstruction, was the driving reason all Pep Boys stores and all CPG assets were operational and accessible within 72 hours of the emergency. Virtually no other retail chain in Puerto Rico was operational for weeks on a full-scale basis. Pep Boys was. Because of their availability, they served as a lifesaving outreach to each of their communities as supplies were devastatingly scarce, and other stores were closed. No other commercial landlord in Puerto Rico was able to provide access to their clients as quickly as CPG, as a result of our tireless efforts to regain control of the properties for our client. Those clients, in turn, were then able to provide their own critical services to the island at this crucial time.

Within weeks of the storm, SCPR mobilized on a multi-million emergency reconstruction/reclamation project for Pep Boys inclusive of interior and exterior repainting and rebranding (ext. signage) of all stores, installation of all new sales counters, renovation of 105 bathrooms, customer waiting areas and employee break rooms, repair of AC systems, installation of new sales racking, etc., complete removal and reinstallation of all external gypsum/masonry walls, repair and/or re-installation of all electrical systems, and the planning and implementation of the complete TPO roof replacement installations for all 27 locations.

There is no other firm in Puerto Rico that accomplished what SCPR did that fateful time in September 2017, because no one else could have. No one else was trained on 5 million square feet of retail office and industrial space every single day for the last 10 years, in order to even consider themselves “ready” for the epic disaster of Maria. No one else had an on-island leadership structure in place that joined hands with every team member to overcome any and all obstacles.

ROOFING INSTALLATION AND REPAIR

SCPR has been the most active roofing company in PR over the past 9 years. Pre Hurricane Maria, SCPR installed over 4 million square feet of TPO and Modified roofing membranes, over 1 million square feet of coatings and foamed roof repairs, over the most structurally and physically challenging environments such as folded plate designs, high rises, mixed use facilities, and for clients ranging from the private sector to the government of Puerto Rico.

Post Hurricane Maria, SCPR has been engaged to re-roof over 1.5 million square feet of commercial roofs for CPG utilizing TPO membranes with 25-year NDL warranties, and each of the 27 Pep Boys facilities in Puerto Rico as well. Both engagements entail the utilization of a layer of ISO installed directly to the decking (metal and concrete) and a subsequent layer of GAF TPO membrane. Both projects also require the complete removal and disposal of the existing destroyed roofs.

Our expertise in understanding the complexities in roofing in Puerto Rico are unmatched. A myriad of factors, including acknowledging the physical dissimilarities of every roof, and that seismic and other subterranean and atmospheric occurrences must be understood and factored into the establishment of a proper roof action plan for our clients. Knowing the right roofing platform for your specific facility is critical in order to establish and maintain compliance with your budget and performance expectations.

We are the only roofing company in PR fully certified with every major TPO manufacturer including GAF, Firestone, Versico, and Carlyle, etc., and hold Master Select and CMP status with GAF.

The scale and scope of our roofing capabilities are far in excess of new roofing system installations. We have performed over 3000 service calls across Puerto Rico over the course of the past 5 years alone, servicing virtually every type of roofing system including but not limited to TPO, EPDM, Modified, BUR, Foam, Metal, and elastomeric coated roofs as well. Because we are acutely aware of the potentially substantial damage a roof failure can cause, our response times to customer requests for service are immediate, same day, and our call center is available 24 hours a day, 7 days a week.

We can craft a comprehensive Roof Maintenance program which will greatly assist in mitigating unforeseen capital expenditures and extending the life of your current roofing system by:

  • Cleaning gutters, downspouts, and scuppers
  • Redistribution Ballast
  • Top off pitch pans, Re-caulk flashings and metal
  • Inspect Coatings and repair, if present
  • Check and remove ponded water
